Overview

South of Washington Street – affectionately known as “SoWa” – and it’s unapologetic injection of artsy culture into the South End is well known around the broader city. Once home to warehouses and a smattering of artist studios, this sub-neighborhood has become a thriving residential and artisan community complete with galleries, studios, showrooms and high end condominiums.

Location

SoWa includes Washington Street, East Berkeley, Albany, and East Canton Streets. Harrison Street is the primary thoroughfare that features galleries, markets and restaurants aplenty. Residential addresses tend to be north of Harrison with the artist studios occupying the southern side of Harrison down toward Albany Street and the Southeast Expressway.

SoWa’s $2M+ market showed a meaningful rebound in 2025, with $19.16M in total sales volume across seven transactions, a sharp increase from 2024, when only two sales surpassed $2M, totaling $6.35M. While activity remains concentrated relative to other South End submarkets, the year-over-year increase points to renewed confidence in the area.
